For over 40 years, the Blue Moon has stood as a vibrant beacon for the LGBTQ+ community in Rehoboth Beach, Delaware. Yet recent developments have cast uncertainty over its future. A scheduled sheriff’s auction of the property was canceled last minute, leaving questions about what lies ahead for this beloved local landmark.
Established decades ago, the Blue Moon has been more than just a bar and restaurant; it’s a cultural cornerstone for the LGBTQ+ community. Known for its welcoming atmosphere and lively events, it has drawn visitors from near and far, becoming a cherished part of Rehoboth’s social fabric.
In December, the property was put on the market. Tim Ragan, who owns the Blue Moon, expressed a desire to ensure its identity as a gay-friendly venue is preserved, even as he looks toward the future. "We had no idea the interest this would create," Ragan remarked at the time, reflecting on the widespread attention the listing attracted. "I guess I was a little naive about that."
Ragan and his long-term partner, Randy Haney, decided to separate the real estate from the business operations. The two buildings up for sale, listed by Carrie Lingo, are located at 35 Baltimore Avenue. They include a front restaurant space spanning 6,600 square feet over three floors and a basement, an apartment, and a secondary building approximately 1,800 square feet across two floors. The asking price was $4.5 million, a figure that underscores the property’s significant value in this popular seaside town.
The business itself, however, was being sold independently from the property, with its price undisclosed. This strategic separation was to ensure that potential buyers who might not afford both assets could still invest in the Blue Moon's continued operation.
Earlier this year, a twist in the tale emerged when the Blue Moon appeared on the Sussex County Sheriff’s Office auction site. The auction was scheduled for Tuesday, April 21, but in a surprising twist, the listing changed to "active under contract" just hours before the auction was to commence. This change indicated that a buyer was likely in the process of finalizing a purchase, prompting its removal from the auction site by Wednesday morning.
Ragan has been reticent about details concerning the auction’s cancellation, maintaining silence on who might be behind the potential purchase and at what price. This lack of information has only fueled speculation within the community, eager to know the future custodian of their cherished venue.
Reflecting on his journey, Ragan shared with the Blade in December, "It’s time to look for the next people who can continue the history of the Moon and cultivate the next chapter," noting his milestone 70th birthday this year. He emphasized the process of separating the business from the property, stating, "We’re not panicked; we separated the building from the business. Some buyers can’t afford both."
While the identity of the buyer remains a mystery, the community is hopeful that whoever steps in will honor and build upon the Blue Moon’s rich history. The venue’s potential new chapter could bring fresh opportunities for innovation while retaining the essence that makes it a beloved part of Rehoboth Beach.
